ABOUT ELKHORN
Elkhorn kept its small-town core—a walkable main street, a Friday night football crowd—even after Omaha annexed it in 2007. What's grown up around it is almost entirely new: subdivisions, cul-de-sacs, and acreages built in the last two decades, drawing families west for the schools and the room to spread out. It still feels like its own town, which is exactly the point.
THE HOUSING MARKET
New construction leads in Elkhorn—two-story and ranch floor plans on quarter-acre-plus lots, with builders still releasing new phases on the west side. Established pockets from the late '90s and 2000s trade at a relative discount to brand-new builds a half-mile away. Acreages and walkout lots backing to green space command the biggest premiums, especially anything on the water at Blue Sage Creek or along the Indian Creek golf corridor.
