ABOUT PAPILLION
Papillion takes its name from the creek that winds through the middle of town, which, as local lore has it, French explorers named for the butterflies along its banks. The town grew up around a railroad line in the 1870s and soon after became the Sarpy County seat, and though the tracks are long gone, its downtown still holds onto that history, right down to markers set into the sidewalks showing where the trains once ran. Today it’s one of the largest cities in Nebraska, with growth that has kept pace with Omaha’s, yet the historic core still gives the whole community a sense of place that newer suburbs can’t quite replicate.
THE HOUSING MARKET
Papillion offers one of the broader mixes of housing in the metro, with established neighborhoods close to downtown and a steady stream of new construction to the south and west. Builders are active in communities like Ashbury Hills, Shadow Creek, and Founders Ridge, where two-story plans with three-car garages are the norm, while buyers looking to simplify can find villas with main-floor living and walkout basements in developments like Granite Creek West, near 102nd & Highway 370. At the upper end, custom builds in North Shore push well past typical new construction pricing, and one detail is worth flagging for buyers: not every Papillion address falls in the Papillion-La Vista district, with some newer neighborhoods on the east side, assigned to other districts, like Bellevue.
